For the first two years after completion, your developer is normally responsible for putting right defects in your new home. Once that period ends, that responsibility usually ends with it.
By the time the two years are nearly up, your home has been lived in through every season. Settlement cracks, sealant failing, doors and windows dropping, leaks, roof and drainage problems and missing insulation often only show themselves over time - and many are easy to miss or hidden from view altogether.
An end of warranty survey is effectively your final opportunity to find these defects, including ones you may not even realise are there, and have them formally raised with the developer while they are still responsible for fixing them. Leave it too late and the cost of putting things right is likely to fall on you.
